White City Shopping Center, spanning 257,080 square feet, was strategically positioned along the region’s primary retail corridor. This well-established but neglected asset had remained under its original ownership for four decades before Zelco Properties and Development’s acquisition, during which time the existing tenants had lost confidence in the ownership.
The Solution
Over a three-year period, we executed a comprehensive repositioning project that fully unleashed the property’s potential, elevating it to a best-in-class asset.
The redevelopment encompassed a range of enhancements, including new storefronts and facades, reconfigured parking lots, improved circulation patterns and drive aisles, upgraded site lighting, infrastructure improvements, monument and pylon signs, and the installation of a new traffic light bridging both sides of the property across South Quinsigamond Avenue.
In total, more than thirty in-line or junior anchor tenant spaces were either re-leased to new occupants or successfully renegotiated with existing tenants during our ownership period.
